Why owners start here

Less fear. More standing. Better company.

01Freedom
From Fear

Know the number, not the worry.

The fear is rarely the number itself. It is not knowing it, and being asked to decide anyway. The Audit replaces the unknown with a written position.

  • What the premises would rent for at market
  • What your profit looks like once the business pays that rent
  • The order that protects the most
02Status
As an Owner

Decide like the owner of two assets.

You built both assets. Walk into the conversation with a broker, a buyer or your own family as the principal who knows the building and the business separately.

  • Your numbers before anyone else’s opinion
  • A written position you can show your accountant and adviser
  • Unbundled on purpose, not bundled by accident
03Affiliation
With Peers

People like you do it in this order.

Owners aged 50 to 70 who hold both a business and the property it trades from tend to face the same decision. You are in good company, and in experienced hands.

  • Built for owner-occupiers with both assets
  • Led by David and Josie Fisher
  • A wider community through The Founder’s Horizon
What the Audit answers

Three questions, answered in writing.

The questions your accountant, broker and agent each answer only in part.

01

What the property is worth as a leased investment

Not what the business pays, what an investor would.

  • Market rent. What the premises would rent for at market, with a low, mid and high case.
  • Your profit, reset. What the business earns once it pays that market rent instead of a mates-rates one.
  • Where the building sits today. Accurate numbers and observations about the property as it stands.
Outcome: your building seen as an investment, separately from your business.
02

What lease structure captures that value

The lease is where the value is held, or lost.

  • The terms. What a market lease between your property and your business would need to say.
  • The split. Which costs sit with the owner and which with the tenant.
  • The two entities. How the arrangement works between a property-owning entity and an operating company.
Outcome: a clear picture of what a proper lease would change.
03

What order to sell in, and what that sequence is worth

Property first. Business second. Founder forward.

  • The sequence. Whether to sell, hold or restructure the building before the business goes to market.
  • Buyer pools. Different buyers price the building and the business differently.
  • The next step. Where a further report, such as best use, would add value, scoped separately.
Outcome: the order that protects the most, written down.

Indicative only. Not a valuation, and not financial, tax or legal advice.

How it works

Four steps, no surprises.

1

A private conversation

We check the Audit is a good fit for your property, your business and your timing. No obligation, and always confidential.

2

The inputs and a walkthrough

You share the property and business details; we walk the premises and record what matters.

3

Your numbers, in the portal

Your results are prepared and made available in a secure client portal you can share with your adviser.

4

Your next move

We talk through what it means, and what, if anything, to do next. Further work is scoped and quoted separately.

Good questions

Before you decide.

Is the Audit a valuation?

No. The figures are indicative. They are calculated from the inputs recorded for your property and business and the assumptions stated on your report, using general Australian market ranges. They are not a valuation and not financial, legal or tax advice. Engage a licensed valuer, a qualified accountant and a lawyer before acting on any sale, purchase, lease, lending, tax or family law decision.

Who is it for?

Business owners, typically aged 50 to 70, who own both their operating business and the commercial property it trades from, or business owners wanting to buy the property they are leasing. Sectors include medical and allied health, professional services, industrial and manufacturing, civil and heavy trades, builders, multi-use office, commercial, warehouse & residential use, property owners of commercial property.

Are you a business owner looking to buy a property?

The Audit is for buyers as well as owners. You may want to buy the property from your current landlord, buy to expand your business, or buy in your SMSF for investment. In each case the Audit puts numbers on the property and on your business before you commit, so you decide on facts rather than opinion.

What does it cost?

The Audit is a fixed fee of $5,000 plus GST. If it shows that your site has development potential, any further work, such as a best-use or feasibility report, is scoped and quoted separately and is never assumed. The Audit Guarantee is set out below.

The Audit Guarantee

Our commitment to you, in full.

100% Refund — Your Confidence Comes First

If, after your first online Audit discovery meeting, you decide the Audit isn’t right for you, simply notify us in writing within 7 calendar days of that meeting.

We’ll refund 100% of the Audit fee you paid, including GST. No explanation required.

Fixed Fee. No Surprise Costs.

Your agreed Audit fee covers the discovery meeting, an in-person walkthrough of your nominated commercial property, and delivery of your written Audit report.

We service Queensland, New South Wales and Victoria, with the travel and accommodation required for the agreed property visit included in the Audit fee.

We commit to delivering your completed Audit report within 30 calendar days of your discovery meeting, provided the agreed information and safe property access are available on time. If circumstances prevent completion within that period, we’ll notify you promptly and agree on any revised delivery date in writing.

No additional fees apply to the agreed Audit scope. Any optional work outside that scope requires your prior written approval.

$5,000 Credit — Your Next Step Forward

If you subsequently engage Fisher & Fisher Dual Asset Advisory or Fisher & Fisher Projects for eligible advisory or project services with contracted fees of $20,000 excluding GST or more, we’ll apply a one-time $5,000 credit against those fees.

The credit cannot be redeemed for cash or combined with a refund of the Audit fee. Eligible services and GST treatment will be specified in your Audit agreement.

There’s no obligation to engage us for further services.

Your Consumer Rights

Our Audit Guarantee is a voluntary commitment provided in addition to your rights and remedies under the Australian Consumer Law. Nothing in this guarantee excludes, restricts or modifies any rights you have under that law.

Where is it available?

Queensland, New South Wales and Victoria. We fly to your business and walk through your property, with travel and accommodation for the agreed visit included in the Audit fee.

How do I see my results?

Through a secure client portal. You sign in with your own details, see the numbers prepared for you, and can share them with your accountant or adviser. Existing clients can sign in using the link on this page.

Is there a lighter first step?

Yes. The Dual Asset Exit Readiness Scorecard is 40 yes/no questions and takes about eight minutes. It shows where your property, your business and you stand today, and you can book a call to talk it through.

See the real numbers on both assets.

Start with a private conversation, or take the eight-minute Scorecard first. Either way, the first conversation is confidential.
